Ready for viewings? How to stage your home

What are the benefits of home staging?

A well-staged home sells for more by helping buyers envision living there, while unstaged homes require buyers to look past the seller’s belongings. Staged homes have better online photos and tend to sell faster according to industry reports.

How much value can home staging bring?

On average, a staged home can fetch up to 10% more, so if you spend 5K on a 300K house, that’s a profit of up to £25K!

How expensive is staging?

The cost of staging can vary significantly based on the level of detail you’re looking for, typically ranging from 1% to 3% of the selling price of the home. If the property is already furnished, you can save on renting furniture by repositioning furniture already present.

Virtual staging

If the property is unfurnished, it’s often the better choice to stage it virtually. This is done by photographing the unfurnished property and adding furniture with 3D software. This is affordable and quick, but it does have the downside of the property not being staged for in-person viewings, so remember to let viewers know before they arrive for showings.

Don’t forget about the curb appeal!

The outside of your home is the first thing a buyer will see, so spend some time tidying up the garden, mowing the lawn, and trimming the hedges. A power wash on the tiles and brick will also add value to your home at a low cost and effort!

Where Do I Start?

Decluttering

As a rule of thumb, it’s good to clear half the items in each room. Stow away family photos, personal items, and any signs of pets (food bowls, toys, and pet beds).

Deep clean every room very thoroughly. It’s recommended you hire a professional cleaner to do this properly – which is one of the services we offer at Homeley.

Painting and maintenance

Consider painting walls in warm neutral tones for a more inviting space. Fixing household issues like doorbells, ceilings, and hinges can boost home appeal. Homeley provides painting, cleaning, and maintenance services.

General advice

During showings:

Use scented candles and play quiet, soothing music. Maintain property temperature and leave all lights on.

Staging Each Room

Use scented candles and play quiet, soothing music. Maintain property temperature and leave all lights on.

Bedroom

Organize cabinets and drawers, use simple neutral bedding, add matching lamps on nightstands, choose light curtains or leave dark curtains open, decorate with decorative pillows and a vase, and place a modern rug for style.

Kitchen

Add colour and life to your kitchen with lemons, wooden boards, knife racks, cacti, plants, candle holders, and vases. Use modern decor to refresh the space without making it look cluttered. Hide table imperfections with a table runner and avoid fridge magnets to make it look less lived-in.

Livingroom

Remove damaged furniture, electronics, and pet items. Unplug visible TV wires and turn off the TV during showings. Enhance the space with a floor plant, a modern rug under the sofa table, and decorative pillows for chairs and the sofa.

Bathroom

Clear the bathroom of personal items like soaps, shower curtains, loofahs, and toothbrushes. Add neutral towels, a porcelain soap dispenser, an indoor plant, and neatly folded toilet paper to enhance the space.
